Off-campus housing is evolving with the modern habits, interests, and needs of residents. As student housing developers compete with multifamily alternatives, amenities and space design become differentiators.
Here are some of the design highlights and observations we found interesting at the recent Interface Student Housing Summit.
1. Designing for the algorithm.
Students (and their parents) don’t just browse listings. AI tools help them rank housing options based on their preferences…which means design and amenities must pass the algorithm test. The vibe of the environment matters more than leasing incentives. Desirable common areas, pools, and fitness centers contribute to the overall lifestyle.
2. Hospitality-level experiences.
Elevated, thoughtful amenity spaces and inspiring environments help students focus on wellness, mindfulness, and academics. A boutique hospitality approach to design is helping properties stand out in a competitive housing market.
3. Spaces inspired by modern habits.
The generic study hall has been replaced by welcoming spaces that facilitate 21st century habits and activities. Students are drawn to functional spaces that support how they actually live and work, including video-call conference rooms, coworking spaces, podcast studios, influencer spaces, and pop-up markets.
4. Creating the “college experience.”
Spaces designed around student habits, interests, and social connection help create a stronger sense of community and a more memorable college experience. Emphasizing the student experience can be the differentiator that parents can support over multifamily alternatives
